Bringing an Award-Winning Community to Life North of Liberty Hill
BGE provided engineering, surveying, environmental, and construction management services for Lariat, a 702-acre award-winning development located just north of Liberty Hill, Texas. Developed for Randolph Texas Development, Lariat includes over 1,600 single-family residential lots, numerous neighborhood parks, two amenity centers, and over seven miles of trails.
Lariat was named Community of the Year at the Home Builders Association of Greater Austin’s 2025 MAX Awards and Top Project at Austin Business Journal’s Residential Real Estate Awards, and was ranked as the fifth fastest growing neighborhood in Greater Austin by Austin Business Journal.
Full-Service Support Across Every Phase of Development
Throughout the project, BGE provided a wide range of multidisciplinary services, including:
- Construction plan preparation for 17 subdivision sections
- Floodplain modeling
- Topographic survey
- Final plat preparation
- Phase 1 Environmental Site Assessment (ESA)
- Bidding and construction management services
- Design of two amenity centers
- Design of a full-boulevard
- County Road Design of two offsite wastewater lines
- Design of a 3-mile offsite waterline
Among the component projects designed by BGE, the offsite waterline presented unique challenges. The 16″ PVC line, spanning nearly three miles, required boring under both the North Fork San Gabriel River and US 183. The waterline also crossed multiple pressure planes, requiring a series of inline pressure reducing valves to maintain consistent service across the system.
The team worked closely with Randolph Texas Development to coordinate design and construction sequencing across the full scope of the community’s infrastructure, balancing the pace of residential build-out with the technical demands of the offsite utility work.
What engineering challenges come with large-scale residential community development?
Large-scale residential communities require coordinated design across subdivision infrastructure, amenity facilities, roadways, and offsite utilities—often including complex elements like river and highway crossings, multiple pressure planes, and floodplain considerations that must be resolved without slowing residential delivery.
