Infrastructure Design for a 156-Acre Multiuse Development in North Austin
Roadway, Utility & Drainage Design for a Growing Corridor
Pearson Ranch West is a 156-acre multiuse development located on Texas 45/FM 620, just west of Parmer Lane in north Austin. BGE designed the infrastructure for the overall project, which covers five multiuse lots recorded in the first phase plat.
The infrastructure scope consisted of the primary roadways, stormwater water quality and detention systems, and water and wastewater mains serving the development.
Engineering, Utility Coordination & Transportation Services
Wastewater from the site drains to an existing lift station that will need to be upgraded with a new force main. The scope and timing of that upgrade was evaluated during the preliminary phase to determine the most economical path forward for the client, with discussions held with Austin Water Utility during the Service Extension Request (SER) phase of the project.
BGE’s Transportation department also designed a turn lane from the service road to support access into the development.
What infrastructure planning is needed for multiuse developments along major corridors?
Multiuse developments along major roadway corridors require coordinated design of primary roadways, water and wastewater infrastructure, stormwater management, and turn lane access, along with early coordination with utility providers to plan for economical, long-term capacity upgrades.
Key Takaways
- 156-acre multiuse development located on Texas 45/FM 620 near Parmer Lane in north Austin
- Five multiuse lots recorded in the first phase plat BGE designed primary roadways, stormwater water quality and detention, and water and wastewater mains
- Wastewater flows to an existing lift station identified for future upgrade with a new force main
- Upgrade scope and timing evaluated early to identify the most economical path for the client
- Coordination with Austin Water Utility during the Service Extension Request (SER) phase
- Turn lane designed from the service road by BGE’s Transportation department
Conclusion
BGE’s infrastructure design for Pearson Ranch West supported the development of a 156-acre multiuse project in one of north Austin’s key growth corridors. By coordinating roadway, utility, and drainage design with careful planning around lift station capacity and service extension requirements, BGE helped position the project for efficient, cost-effective long-term development.
