BGE’s Ridgeline Wins Dallas Business Journal’s Best Single-Family Deal of 2026

The Dallas Business Journal has named Ridgeline, a master-planned community in northern McKinney, the Best Single-Family Real Estate Deal of 2026. The honor recognizes the project’s scale, complexity, and execution across one of North Texas’ most competitive growth corridors. BGE provided a full suite of civil engineering, survey, and entitlement services to bring the development to life alongside developer Wynne/Jackson.

Recognizing the complexity of the Ridgeline project, Wynne/Jackson principals Michael Jackson and Christopher Jackson, along with their partners McKinney Horizons, engaged BGE early to manage the full scope of entitlement and engineering work required. Garrett Scoggins, PE, Director of Land and Site at BGE, took the lead on day-to-day coordination with the client team from the start.

Ridgeline is located just outside McKinney in booming Collin County, adjacent to Erwin Park — one of North Texas’ premier trail running and mountain biking destinations. The site presented significant engineering challenges from the outset: two major regional infrastructure projects cut across the land, including the planned US 380 Bypass and a new North Texas Municipal Water District (NTMWD) regional water line. Compounding the complexity, the property straddled both the City of McKinney and Collin County, requiring extensive interagency coordination throughout the entitlement process.

BGE’s scope on Ridgeline encompassed surveying, environmental studies, transportation impact analysis, flood studies, downstream assessments, platting, and full-site civil design for the residential portions. As the master plan grew in scope, so did BGE’s involvement. The multi-year broader plan for Ridgeline now includes single-family homes, townhomes, multi-family units developed with Mill Creek Residential, and single-family build-to-rent neighborhoods by WellTower, each representing a distinct asset class with its own entitlement and engineering requirements.

The first phase of the single-family component — the focus of the DBJ award — encompasses 132 acres and 374 lots.

BGE Also Earns Two Finalist Spots

BGE’s recognition didn’t stop at first place. The firm also supported two additional projects in the same category: Custer Ridge Estates in Allen and Creekside Estates in Prosper, both developed by Shaddock Homes, a client relationship that grew directly from BGE’s entitlement experience in those market areas.

At Custer Ridge Estates, one of the last remaining developable tracts in a coveted part of Allen, Scoggins and BGE Project Manager Leslie Madison, PE, led the firm’s rezoning and entitlement efforts under tight contractual deadlines. Working closely with council members, City staff, and project stakeholders, they guided the project through approvals while coordinating engineering efforts across the team.

The project’s success brought BGE to the Creekside Estates opportunity, where Project Manager Sydney Castillo, PE, played a key role in navigating a complex three-party drainage challenge involving the client, an adjacent national homebuilder, and Prosper ISD. “From coordinating with neighboring properties under development to incorporating new design approaches, this project required close collaboration every step of the way,” said Castillo. “The BGE team and our developer worked together to keep the project moving on a tight timeline, and I’m excited to see it nearing completion.”
